Rare chance to own apartment opposite Cardiff's Roath Park Lake

Roath Park lake – and the park itself – is arguably one of the most recognisable and well-loved places in Cardiff, attracting visits from residents from all over the capital and beyond.

Families love the park, runners love the scenery as they jog by, gardeners love to smell the roses in the flower gardens, people struggle to control their oars as they row across the water, and everyone loves to feed the ducks.

And it is also a very popular place to live, with residents able to stroll to the famous Victorian park, lake and flower gardens directly from their front doors, and more ducks, geese and swans are resident than humans.

If you lived by the park, imagine enjoying a refreshing early morning daily stroll next to the lake and watching the sun set over the water from your own balcony or bay window.

With close proximity to the shops and restaurants of nearby Wellfield Road and Albany Road, the area is many house hunters’ dream location in the capital; it’s a prime spot to live and house prices usually reflect this.

The two roads that immediately flank Roath Park lake and park may be quite busy thoroughfares sometimes, and the park itself might be swarming with Cardiff residents on a sunny summer day.

But that doesn’t mean these roads aren’t some of the most sought-after addresses in the capital.

According to property portal Zoopla, there have only been nine sales on Lake Road East in the past five years; two flats, four semi-detached homes, and three detached houses.

The current average value of a property on the street is £673,544 when all property types on the street are included in the figures, and this value has increased by 52% over the past 10 years.

Most of the homes that have a front row position with uninterrupted views of the lake are large, detached or semi-detached period houses, but some of the buildings are vast and unique properties.

Of these substantial detached buildings, one has been converted into a care home while at least one has been converted into lakeside apartments.

So if you have a budget of less than £500,000 and you want to be waterside, and as a detached house on the road might now set you back £830,024, an apartment is the way to get an uninterrupted lake view.

If you’ve ever walked, jogged or driven down this street, you’ve probably noticed this distinctive and huge property in an enviable and central lakeside location – an imposing Edwardian manor house-style property that demands attention.

Called Glan y Llyn, the two bed apartment for sale inside this bulky but beautiful building is arguably the pick of this property bunch too.

It is the home that can boast the large balcony that runs the width of the apartment; according to the estate agent it’s more than 30ft long.

The apartment can be accessed via a rear lane and the gated residents’ car park for convenience, but if you want a reminder of just why this property is so special, and to impress any visitor, then use the front door.

The route to the first floor flat in this three-storey house, which is actually one half of a pair of semis, is via climbing the meandering front garden path that takes you to the property’s fancy entrance porch at the side of the house.

The grand, feature-packed, hall inside reminds you that this property was once a grand family home, and it’s a delight to see the beautiful period features renovated and restored, ensuring a magnificent start to the property tour.

Stunning internal front door, classic Minton floor tiles and a hand-carved, stripped wood staircase, as well as decorative cornices and deep skirtings, are the period gems to make you linger and then fall in love.

To the front door of the apartment by the lake for sale, and the central entrance hall leads you to most of the rooms.

Thoughts turn immediately to the lake and park views that must be waiting to be revealed at the front of the flat, so it’s balcony bound for the first room of the home to explore.

Across the front of the flat, as well as that bonus balcony, there is a spacious lounge diner with a bonus glass door and window unit, not only providing access out but also lake views and abundant light in.

The period deep skirting and ceiling coving continues but the interior design in this lovely lakeside home is modern, including a contemporary fireplace.

The living area flows straight into the kitchen, which is another charming room with another bonus – a delightful bay window that perfectly welcomes a round dining table.

So you can crunch your cornflakes in the morning while looking out over the distinctive Scott memorial lighthouse that emerges from the lake opposite through the trees, and is arguably one of the capital’s most memorable and photographed landmarks.

Back to the entrance hall and access to the two bedrooms, one to the side that sits behind the kitchen and is currently being used as a home office.

The master is at the rear of the property and is probably the most peaceful spot in the home, away from all the ducks quacking and geese honking in the park opposite.

This rear bedroom has a Juliet balcony, handy to open to let the air flow through the flat on sunny days, and has an ensuite shower room too. The apartment also comes with a family bathroom.

But the draw of the location of this flat will always pull you towards the front of the property; to the balcony, to the bay window or to the door.

Rush down the garden path and immerse yourself in the sights, sounds, smells and joyful experiences that make Roath Park such a wonderful place to visit and fully embrace; just don’t fall into the water while you’re feeding the ducks.
